Sourcing
We use all our resources available to find you a suitable property. We provide a thorough report on every suggested property, including a short video and a revenue forecast model before and after financing (mortgage). During the sourcing stage, we advise on the amount of renovation work required (if needed at all) and provide a rough estimate of the overall refurbishment costs.
Due Dilligence
We perform thorough due diligence of each property and include numerous data points on the relevant neighbourhood such as historic and current market prices, rent, yield, growth, demographics, crime and more. We identify any potential issues and flag them in case we suspect there might be any problem in the future.
Negotiating
We send out a purchase offer on your behalf and should the seller accept it, we will guide you through the end-to-end process of fulfilling the required tasks associated with the purchase.
Property Inspection
We inspect the property and perform a full structural survey upon request. Checking Legal Documents: Checks will be undertaken by a qualified solicitor of your choice. We can provide you with an extensive list of solicitors we work with and can personally recommend.
Improvements
We quote for the refurbishment and instruct the contractor to begin work. The quote will include labour, materials, project management, furniture, appliances, architect drawings and certificates.
Letting and Management
We appoint one of our property management partners that will arrange for everything needed, from marketing the property and carrying out viewings, to vetting the prospective tenants and dealing with all the paperwork. During the tenancy period, the management team will carry out periodic inspection visits and will collect the rental payments for you.
